**Welcome to Basecamp at Mount Snow**

Our newly renovated ski condo (2016) in West Dover, VT, is conveniently located just 3 miles between Mount Snow and Haystack (Hermitage Club) at the Tara condominiums. It is a Mount Snow vacation rental 3 bedroom with a loft for an additional sleeping option plus 2 full bathrooms.

~We call our town home “Basecamp” because it is centrally located to all the great activities in the Deerfield Valley. Whether you enjoy skiing, boarding, snowshoeing, hiking or simply the mountain atmosphere, basecamp will provide you with an rustic modern retreat for your stay!

~Our open concept end unit town home has a fully equipped kitchen with quartz counter tops and new stainless appliances. An eight person custom dining table and breakfast bar that seats an additional two people. There is a private deck located off of the dining room.

~The vaulted ceiling living room has barn wood accent wall, a large brick wood burning fireplace, custom log coffee tables and 50 inch LG LED smart TV with LG sound bar.

~The Master bedroom has a comfy king size bed and a 40 inch smart with streaming access to Netflix and HBO NOW TV. The second bedroom has a Queen size bed. Both have rustic wood head boards and custom barn doors on the closets.

~The “Valley View” bunk room is perfect for the kids with 2 sets of custom bunks, a 32 inch smart TV, Wii u, and plenty of books for the non gamer:) They will love this space that is setup just for them:)

~There is an additional full size bed located in the 3rd floor loft space, for additional guests. There is also a Foosball table located in the loft as well.

What’s provided :

~ Each bedroom has sheets/bedding and pillows for the size bed in that bedroom. When you arrive, all the beds and bathrooms will have fresh linens.

~The kitchen is fully equipped with a new stove/oven, microwave, coffee pot, toaster oven, blender, waffle iron, and all pots / pans dishes, utensils, glassware etc. Some basic pantry items, and condiments will be provided.

~Both bathrooms have a hair dryer and bath towels for 10. Toilet paper and paper towels are provided. There is laundry detergent located with the full size washer and dryer, if you prefer a certain brand, please bring with you. Our Town house is also equipped with Wifi, Netflix, HBO Now, and a SONOS speaker.

~Dover, Vermont (Mt. Snow) is about 40 minutes from exit 2 off of Rt 91. There are many restaurants to choose from in the area, from pubs to high end and everything in between.

~Our “Basecamp” is located on the Valley Trail which accesses trails all the way to Wilmington for those who are looking to hike. We are also located 1/2 mile from Mt. Snow Golf Course for those looking to stay in the non winter months.

THERE IS ABSOLUTELY NO PETS OR SMOKERS ALLOWED. If for any reason we find that pets or smokers have been on the premises, FULL security deposit will be forfeited.

Wifi gadgets are cool! They control our music, thermostat, parental controls, indoor & outdoor lighting and various wireless speakers. Wifi gadgets are cool except when you don’t have Wifi!

Everyone has gone through this same scenario. You have had Wifi set up in your home for months, maybe years, and one day kablooey! Nothing works. no internet connection, no Sonos, wifi speakers, Nest thermostat, GoPro.. yeah nothing.  It’s rub two sticks together time and hope for the best.

After trying to figure it out by re-plugging and reconnecting it is inevitable to have to make the call. (FIOS)

You call your provider and they run you through the same scenario. “Have you changed anything lately?” NO! I haven’t. If I had I would know by deductible reasoning that it was I who screwed everything up. “Can you unplug and re-plug your router?” Already beat you to it. Did that, no change. “I need you to do it again.” OY!

After 20 minutes “Everything seems to be working correctly.” except it isn’t working… not even correctly. “Let me run a diagnostic test.” Another 10 minutes. “The diagnostic checks out fine.” Uhuh, so…. any other options?

Tax free capital gains when selling your home

Based on the Taxpayer Relief Act of 1997, if you are single, you will pay no capital gains tax on the first $250,000 you make when you sell your home. Married couples enjoy a $500,000 exemption. For most people that will allow tax free capital gains when selling your home.  In order for the sale to be exempt, the home must be considered a primary residency based on Internal Revenue Service (IRS) rules. These rules state that you must have occupied the residence for at least two of the last five years. If you buy a home and a dramatic rise in value causes you to sell it a year later, you would be required to pay capital gains tax on the gain.

Those rules are below: IRS TAX TOPIC 701

If you have a capital gain from the sale of your main home, you may qualify to exclude up to $250,000 of that gain from your income. You may qualify to exclude up to $500,000 of that gain if you file a joint return with your spouse. Publication 523, Selling Your Home, provides rules and worksheets. Topic 409 covers general capital gain and loss information. Tax free capital gains when selling your home.

Qualifying for the Exclusion
In general, to qualify for the exclusion, you must meet both the ownership test and the use test. You are eligible for the Section 121 exclusion if you have owned and used your home as your main home for a period aggregating at least two years out of the five years prior to its date of sale. You can meet the ownership and use tests during different 2-year periods. However, you must meet both tests during the 5-year period ending on the date of the sale. Generally, you are not eligible for the exclusion if you excluded the gain from the sale of another home during the two-year period prior to the sale of your home. Refer to Publication 523 for the complete eligibility requirements, limitations on the exclusion amount, and exceptions to the two-year rule.

Determine whether you meet the residence requirement for tax free capital gains when selling your home. If your home was your residence for at least 24 of the months you owned the home during the 5 years leading up to the date of sale, you meet the residence requirement. The 24 months of residence can fall anywhere within the 5-year period. It doesn’t even have to be a single block of time. All you need is a total of 24 months (730 days) of residence during the 5-year period.

Tax free capital gains when selling your home

Reporting the Sale
If you receive an informational income-reporting document such as Form 1099-S (PDF), Proceeds From Real Estate Transactions, you must report the sale of the home even if the gain from the sale is excludable. Additionally, you must report the sale of the home if you cannot exclude all of your capital gain from income. Use Form 1040, Schedule D (PDF), Capital Gains and Losses, and Form 8949 (PDF), Sales and Other Dispositions of Capital Assets, when required to report the home sale. Refer to Publication 523 for the rules on reporting your sale on your income tax return for tax free capital gains when selling your home .

Suspension of the Five-Year Test Period
If you or your spouse are on qualified official extended duty in the Uniformed Services, the Foreign Service or the intelligence community, you may elect to suspend the five-year test period for up to 10 years. You are on qualified official extended duty if for more than 90 days or for an indefinite period, you are:

At a duty station that is at least 50 miles from your main home, or Residing under government orders in government housing. Refer to Publication 523 for more information about this special rule to suspend the 5-year test.

Installment Sales
If you sold your home under a contract that provides for all or part of the selling price to be paid in a later year, you made an installment sale. If you have an installment sale, report the sale under the installment method unless you elect out. Refer to Publication 537, Installment Sales, Form 6252 (PDF), Installment Sale Income, and Topic 705, Installment Sales, for more information.
